The inspection is provided at no cost and carries no obligation to purchase any service.
Service Agreement — Before any paid work begins we provide a written quote detailing the scope of work and the total cost. Work does not begin until you review and accept the written quote. Verbal agreements are not binding. All service agreements must be confirmed in writing.
Scope of Work — The scope of work covered by your service agreement is limited to what is detailed in your written quote. Any additional work identified during the job that falls outside the original scope will be discussed with you before it is undertaken. We do not perform additional work without your approval.
Service Availability — We make every effort to schedule inspections and service calls promptly. Same-day service is available in most cases but cannot be guaranteed. Scheduling depends on technician availability, weather conditions and the volume of calls we are handling at the time you contact us.
Emergency Services — Emergency bat removal calls are prioritized but response time depends on distance, current call volume and conditions outside our control. We make every reasonable effort to respond to emergency calls as fast as possible but we cannot guarantee a specific arrival time.
Pricing and Payment
Written Quotes — All pricing is provided in a written quote before work begins. The price in your written quote is the price you pay for the agreed scope of work. We do not add charges mid-job without your prior written approval.
Price Ranges on Website — Pricing ranges displayed on this website are estimates based on typical jobs in the Sioux Falls area. Your actual cost may be higher or lower depending on the size of your home, the number of entry points identified, the size of the bat colony and the extent of any guano damage or structural repairs required. The only way to get an accurate price for your specific situation is through a free on-site inspection.
Payment Terms — Payment terms are specified in your written service agreement. We accept payment by cash, check and major credit cards. Payment is typically due upon completion of the agreed work unless alternative terms are specified in your service agreement.
Returned Checks — Returned checks are subject to a returned check fee in addition to the original amount owed. We reserve the right to require cash or card payment from any customer who has previously issued a returned check.
Overdue Accounts — Accounts that remain unpaid beyond the terms specified in the service agreement may be subject to late fees and collection action. We reserve the right to pursue overdue amounts through appropriate legal channels.
Guarantee and Warranty
12-Month Guarantee — We stand behind our bat exclusion work with a 12-month written guarantee. If bats return to your property through the same entry points we sealed within 12 months of the completed exclusion work we will return to address the issue at no additional cost to you.
Guarantee Conditions — The 12-month guarantee applies to the specific entry points identified and sealed during your service. It does not cover new entry points that develop after the completion of our work due to structural damage, renovation work, extreme weather events or other factors outside our control. It does not cover bat activity in structures on your property that were not included in the original service agreement.
Guarantee Exclusions — The guarantee is void if modifications are made to the sealed entry points by anyone other than our technicians during the guarantee period. It is also void if the property is significantly altered — including roof replacement, siding replacement or major renovation — in a way that creates new entry points.
Guano Cleanup Guarantee — We stand behind the quality of our guano cleanup and sanitization work. If odor returns within 90 days of completed cleanup work we will return to assess and address the source at no additional cost.
No Guarantee on Natural Bat Activity — Our guarantee covers bat entry through sealed entry points. We cannot guarantee that bats will not be present on the exterior of your property or in surrounding natural areas. Bats in South Dakota are part of the natural environment. Our guarantee covers your home structure — not the surrounding landscape.
Customer Responsibilities
To ensure our work is effective and our guarantee remains valid we ask customers to observe the following responsibilities.
Property Access — You must provide our technicians with safe and reasonable access to all areas of your property that need to be inspected or treated. This includes attic access, roof access and access to detached structures if included in the service agreement.
Accurate Information — Please provide us with accurate information about your property and the bat activity you have observed. Incomplete or inaccurate information may affect our ability to locate all entry points and treat the infestation completely.
Do Not Disturb Exclusion Devices — Once exclusion devices are installed do not remove, cover or tamper with them. The devices need to remain in place for the full exclusion period — typically 3 to 7 days — to allow the colony to fully vacate. Interfering with the devices voids the guarantee and may trap bats inside the structure.
Do Not Seal Entry Points Yourself — Do not attempt to seal any entry points on your own during the exclusion process. Sealing entry points while bats are still inside traps them in the structure. Trapped bats die inside walls and create a secondary problem that is significantly more difficult and expensive to address.
Notify Us of Changes — If you plan to undertake any renovation, roofing or exterior work on your property during the guarantee period notify us before work begins. Structural changes can create new entry points that affect our exclusion work. We want to help you protect your investment.
Timely Payment — Services must be paid according to the terms in your service agreement. Delayed payment does not affect the quality of work we deliver but may affect scheduling of follow-up visits.
Limitation of Liability
Service Limitations — We provide professional bat removal services using industry-standard methods and commercial-grade materials. We make every effort to identify every entry point and remove every bat from your structure. However we cannot guarantee that a 100 percent perfect result is achievable in every situation. Bat behavior, structural complexity and factors outside our control may affect outcomes.
Property Damage — We take every reasonable precaution to avoid damage to your property during our work. In the event that our technicians cause accidental damage to your property during the course of our work we will address it. We are not liable for pre-existing damage, damage caused by the bat infestation itself or damage resulting from conditions we were not made aware of prior to starting work.
Health Claims — We provide bat guano cleanup and sanitization services using professional methods and materials. We cannot guarantee that all health risks associated with a bat infestation are eliminated by our cleanup work alone. If you or anyone in your household has symptoms that may be related to histoplasmosis or any other health condition associated with bat guano contact a medical professional immediately. Our cleanup services are not a substitute for medical advice or treatment.
Consequential Damages — We are not liable for any indirect, incidental or consequential damages arising from bat infestations on your property or from our services. Our liability is limited to the value of the services provided under your service agreement.
Cancellations and Rescheduling
Inspection Cancellations — Free inspections can be cancelled or rescheduled at any time without penalty. We ask for as much notice as possible so we can offer the appointment slot to another homeowner who needs it.
Service Cancellations — If you need to cancel a scheduled service after signing a service agreement please notify us as soon as possible. Cancellations made more than 48 hours before the scheduled start date carry no cancellation fee. Cancellations made less than 48 hours before the scheduled start date may be subject to a cancellation fee to cover technician scheduling costs. The cancellation fee will not exceed 10 percent of the total agreed service cost.
Our Right to Reschedule — We reserve the right to reschedule appointments due to weather conditions, technician illness, equipment issues or other circumstances outside our control. We will notify you as early as possible if we need to reschedule and we will prioritize getting you back on the calendar quickly.
Extreme Weather — Bat exclusion work performed during extreme cold or extreme heat may affect the behavior of bats and the performance of exclusion devices. In some cases we may recommend rescheduling exclusion work if weather conditions are likely to affect the outcome. We will discuss this with you openly and honestly.
South Dakota Wildlife Law Compliance
We operate in full compliance with South Dakota state wildlife regulations and applicable federal law including the Endangered Species Act.
Killing, trapping or poisoning bats is illegal in South Dakota. We do not use these methods under any circumstances. All bat removal we perform uses humane one-way exclusion methods that comply with current state and federal wildlife law.
The Northern Long-Eared Bat is listed as a threatened species under the federal Endangered Species Act. If this species is identified during our inspection the removal process follows strict protocol to ensure full legal compliance. We will inform you if this species is present on your property and explain how it affects the removal process.
Homeowners who attempt DIY bat removal methods that violate South Dakota wildlife law or federal Endangered Species Act provisions do so at their own legal risk. We strongly recommend hiring a licensed professional for all bat removal work.
